One of the most important aspects of finalizing your home purchase is your final walkthrough. While you can’t raise new concerns during this time, a walkthrough is the perfect opportunity to go over last minute items in your desired home and ensure that there are no previously mentioned issues that have not been addressed. 1. Light Fixtures 一 Testing every single light fixture in the home can prevent you from having to pay a hefty electrical bill in the future! Make sure you turn all light fixtures in the home on and off during your final walkthrough and don’t be afraid to mention if a repair doesn’t meet your negotiation standards.
2. Heating and Air Conditioning 一The last thing you want is to have your HVAC system go out right when you need to use it. No matter the season, be sure to give both heating and cooling one last test before you buy!
3. Sinks and Toilets 一 Make sure to flush all toilets and run all faucets in the home to test for leaks, dripping, or any other potential plumbing issues that may have been missed.
4. Windows 一 You’ll want to take some time to not only open and close the windows to ensure that they are not physically broken, but you’ll also want to check that they are not drafty, as this can be something easily missed.
